
It's funny that a lot of people do not know the real estate game from top to bottom. I always thought that real estate agents were supposed to be able and willing to tell you everything you need to know, but they don't. Buying a home is a lot more work than just coming up some money for a down payment. I realize that the process is a lot more complicated. People, I am in a hole here because of the unknown facts that no one seems to bring up until you buy a home. One, I didn't know that it is almost a necessary fact that most real estate agents do not check for permits on a home they are selling. If you are buying, always, I mean always go to your purchase city, city hall to find out all you can about the home you are purchasing, because your agent won't, trust me. Because I failed to do that, I was caught in a web of now having to get a lawyer, filed a claim for damages, realizing after I tried to turn on my water that this home has countless amounts of citations and violations that the selling agent knew of, but never stated in the disclosure form. It's like duh, I know why you didn't disclose, who would buy it if you did, right! I don't understand why people even hire agents in the first place, you go to the real estate government official website, it gives you everything you need for a proper sell and buy. Negotiations, I mean everyone knows how to wheel and deal right. Next, always hire your own contractor and inspector, someone who knows the rules and regulations of the city you are buying in please. Because I didn't & I relied solely on the banks inspector, I now have so many mishaps with gas, water, and telephone. The water pipes are bad and need repair fast, the gas pipes are not where they are supposed to be, & last the telephone wires are all worn and need repair. Spent over $500,000 for a home I can't live in, go figure right. Always my fans visit (http://www.dre.ca.gov/) before you buy a home, and always, I mean always inspect the home you are going to buy at city hall before you buy, and if you can hire the city inspector to come inspect it also. The only good thing that came from this was that my loan is fixed at 5%, so I don't fall in the sub prime crisis, you know. Do your homework, hell go to the website online, download the forms, and do the deal on your own if you can, thank God for craigslist, a lot of people sell homes on there and you can deal over the email circuits, how cool is that.
